山岳景区一般是以生态为基底的景区,在同一区域的山岳型景区大都存在资源同质化的问题,如果再没有好的文化创意,其产品必然走向大众化的窠臼。对于发达地区,虽然有点人文传说,但可能存在一个生态保护差、缺自然景观的问题;对于偏僻边远欠发达地区,尽管生态保护较好、自然景观较为突出,但又确确实实存在一个人文积淀不足、文化影响力小的问题。对于近年新开发的山岳型景区,这种现象是普遍存在的。在北方,还存在一个漫长冬季无生机的问题。即便是老的、早已形成品牌和影响力的山岳型景区,也面临着文化主题、产品功能、业态布局急需全方位提升的问题。

景区转型各有喜忧

今年10月即将投入运营的“大庸古城”是张家界近年来大力押注的重要项目。公开信息显示,这个项目总投资达到了22亿元。根据半年报,目前该项目完成了96.97%。中信证券预测这座古城文旅综合体在运营成熟之后,有望每年给张家界贡献4.25亿元的营收,净利润达到1.85亿元。

同样,在杭黄高铁于去年年底开通之后,黄山景区今天上半年的游客量增长了9.6%,而2018年全年的增幅也仅为0.6%。提出“二次创业”的口号的黄山旅游近年来积极布局“一山一水一窟一村”,围绕泛黄山区域,扩展到东黄山景区、太平湖景区、宏村和花山谜窟。但从实际进展来看,西递宏村的收购进展并不顺利。2018年的年报中,黄山旅游曾明确表示“宏村项目因双方共识条件尚不够成熟,公司继续保持关注”。今年上半年的财报数据则显示,黄山旅游主要参股控股公司黄山太平湖文化旅游有限公司上半年亏损了484.75万元,而黄山市花山谜窟旅游开发有限责任公司亏损则达到353.64万元。

不同于张家界和黄山旅游的扩张进取,峨眉山A的策略是“重上峨眉山”。其主要对景区基础设施、产品业态、产业结构在进行再配置和提升,推动峨眉山景区从观光游向休闲度假手机买彩票游转变。从今年上半年的业绩表现来看,峨眉山A的营收和客流仅仅微增,但净利润同比增加了10.10%达到0.771亿元,这主要归功于管理、销售费用的持续下降,这两项费用分别下降了21.92%和6.68%。

丽江旅游与华邦健康之间旷日持久的公司控制权之争仍在继续。丽江旅游的控股权在去年发生变化之后,原实际控制人雪山管委会也与华邦健康经过了一系列博弈,但在今年6月12日承诺到期之后,双方仍未就股权转让的价格达成一致。丽江旅游的未来悬而未决。

长白山的股票则在今年7月遭遇了从流拍到被抵债的无奈。今年6月28日,长白山1320.7万股无限售流通股股票宣告流拍,最后被作价1.37亿元划拨给中国华融资产管理股份有限公司。股票划转后,中国吉林森林工业集团有限责任公司不再是长白山持股5%以上的股东。一波三折的拍卖经历,也透露出资本市场对于长白山旅游的冷淡态度。

眼下,尽管各有喜忧,但更大范围、更大力度的景区降价将不可避免,这也意味着景区转型的步伐要进一步加快。
